Was a kind of sub-tenure and closely associated with the Pension and tax Tenure. It was a tenure between a private proprietor and the tenant. The owner of the land was known as the Fazandar who let land under his/her tenure for building purposes on a low annual ground rent and in most of the cases the agreement was never formal or written. Land held under this tenure was found in Fort, Girgaum, Malabar Hill, Colaba and Mahim and as per the Colonel Laughton's Survey constituted 2551 acres.
